Built for Your Members

Every fitness space is different, and we design around the programs you run, whether that’s yoga, Pilates, training or a mix of several, so the space works for your members from day one.

In-House Expertise

From concept and shop drawings to fabrication, construction and installation, every stage is coordinated by 1BENMU to ensure control of the finish and a smooth project from planning through completion.

Project Management

Our dedicated project manager owns your schedule, questions and site, supported by advanced management software and AI-driven project tracking, so you know who to call and where the project stands.

Coordinating Every Part of Your Fitness Studio Renovation

Opening or renovating a fitness studio means bringing your programs, available space and project timeline together into one plan.

1BENMU handles complete interior construction and renovation, as well as specialized custom millwork within existing facilities. The scope can range from washrooms, showers, change rooms, flooring and mirrors to custom lockers, storage, reception desks and other built-in elements fabricated in-house.

Many clients come to us early, sometimes before signing a lease, with a floor plan, a few photos and an idea of the programs they want to offer. That gives us enough information to review the space, discuss the scope and begin pricing the project.

The result is a finished interior that supports the activity, makes effective use of the available space and gives members and athletes a facility designed around how they actually use it.

Building Your Fitness Space Around Your Business Goals

A Front Desk That Makes the Right First Impression
Reception is where members arrive and check in, so the front desk, retail displays and other customer-facing millwork are designed together to create an organized, professional entrance to the studio.

Change Rooms and Storage That Work for Your Members
Lockers, benches, storage, washrooms and showers are planned around the available space and the needs of your members, giving personal belongings and studio equipment a proper place outside the training areas.

Flooring and Mirrors That Match How You Teach
Yoga, Pilates, dance and other programs place different demands on flooring, mirrors and finishes, so these elements are selected and installed around the activities your studio actually offers.

Reducing Downtime During Your Renovation
Project scheduling starts before construction, while custom millwork can be fabricated in-house alongside site work to reduce delays between stages and limit unnecessary downtime for the studio.

Fitness Studio Renovation and Millwork Questions, Answered

Fitness studio construction and renovation costs in Toronto range from approximately $60 to $250+ per square foot. A 2,500 sq. ft. fitness space, for example, could represent an investment of roughly $175,000 to $350,000+, depending on the scope and existing conditions.

Lighter fitness studio renovations and refreshes can fall toward the lower end of that range, while complete build-outs with washrooms and showers built from scratch or separate flooring types for several programs tend to fall toward the middle to upper part of the range. High-end fitness studios with premium finishes and extensive custom millwork sit at the very top.

The cost depends on the size of the space, the programs you run, whether you need washrooms and showers built from scratch, the existing condition of the property, and how much of the project involves construction versus custom millwork. Refreshing a reception area costs far less than a complete build-out with new change rooms and studio flooring throughout. Larger spaces can also have a lower cost per square foot because fixed studio construction costs are spread across more floor area.

1BENMU provides an estimate after the initial site review, with construction and custom millwork broken out separately, so you can see where the project costs are going before committing to the work.

1BENMU takes on both, and you can choose either. We handle complete interior construction and renovation, including washrooms, flooring, framing and finishes, and we also take on custom millwork alone within an existing space that does not need construction work.

Reception desks, lockers, retail displays and storage are fabricated in-house at our Scarborough shop whether or not we are also handling the surrounding renovation. Tell us the scope you need and we will price it that way.

1BENMU measures and drafts each space before fabrication, so reception counters, lockers and storage are built to fit angled walls, columns, low ceilings or other layout constraints rather than a standard dimension. That measuring and drafting happens at the same stage as the space planning, before pricing is finalized.

Our Scarborough shop fabricates each piece to the drawings your team approves, so fitting problems get solved on paper first. Multi-program studios with several activity areas under one roof get the same treatment, with millwork planned around how members move between them.

Yes, 1BENMU prepares shop drawings for every piece of custom millwork before fabrication starts, from the reception desk and retail displays to lockers, benches and storage. These drawings set the dimensions, materials and finishes for your review and sign-off before anything is cut in our Scarborough shop.

Flooring transitions, mirror-wall surrounds and thresholds between program areas are drawn in the same set, so the millwork, the flooring and the walls are built to match rather than adjusted on site. You see the details before they are built, not after.

1BENMU works alongside your architect or interior designer throughout a fitness studio project, from early space planning through construction and installation. We take their drawings and finishes and carry them into our own shop drawings, so the layout, the millwork and the trades stay coordinated with the design intent.

If you come to us without a designer already in place, we can review the space, discuss your programs and get pricing started directly, then bring a designer in for finishes if you want one. Either way, one project manager stays the point of contact between your design team and the site.

1BENMU works with fitness studios on both complete interior renovations and specialized custom millwork projects, including:

  • Yoga and hot yoga studios
  • Pilates and reformer studios
  • Dance studios
  • Training and personal training spaces
  • Multi-program fitness studios

Each type of fitness studio changes the room mix and daily workflow, so the scope, layout and millwork are planned around how it runs.

When 1BENMU handles both, one team coordinates the construction and the millwork instead of you managing two contractors and matching their schedules yourself. Shop drawings for the cabinetry are developed alongside the construction drawings, so flooring, walls and built-ins are planned as one set rather than fitted together after the fact.

Fabrication in our Scarborough shop can run alongside site work, which reduces the downtime between stages. One project manager and one point of contact carry the project from the first site review through installation and the final walkthrough.

Based on our completed fitness studio and related commercial projects, a fitness studio renovation typically takes 4–8 weeks of on-site construction, depending on the size, existing condition and scope of the project.

A smaller renovation focused on finishes, the reception area or limited millwork may take 2–3 weeks, while a complete fitness studio build-out involving change rooms and showers, acoustic and impact-noise control, specialty flooring, new plumbing, electrical, HVAC, washrooms and extensive millwork can take 2–4 months.

For example, an average-sized yoga, Pilates or barre studio with reception, one studio room and storage cubbies may take around 4–6 weeks of construction. A cycling, HIIT, personal training or strength and conditioning studio with change rooms and showers may take around 8–12 weeks when much of the existing infrastructure can be retained. Projects involving a heated studio, or major plumbing, ventilation, electrical or other building-system changes, can extend beyond that range.

For projects starting before construction drawings and permits are complete, design development, architectural and engineering drawings, permits and pre-construction typically add 2–3 months before construction begins.

What affects the schedule:

  • Starting condition: Renovating an existing studio is different from converting a retail, office or unfinished shell into a fitness studio.
  • Design stage: We can work from completed architectural drawings or coordinate the design, drawings and required documentation with our architectural partners.
  • Permits and approvals: When permits and municipal approvals are required, we account for them before establishing the construction start date rather than treating approval time as part of the construction schedule.
  • Project scope: Change rooms and showers, acoustic and impact-noise control, ventilation, specialty flooring, plumbing, HVAC, electrical, accessibility work and structural changes all affect how much work needs to happen on site.
  • Equipment and materials: Owner-supplied items such as reformers, cardio and strength equipment, along with specialty flooring, finishes and other long-lead materials, can affect the schedule depending on availability and installation requirements.
  • Custom millwork: The amount and complexity of custom millwork affect the schedule, but our fully equipped in-house millwork shop, with CNC routers, edge banders, a spray booth and more, gives us the capacity to produce reception desks, lockers, cubbies, retail displays and other millwork efficiently while renovation work progresses on site, instead of waiting for construction to finish.

Yes. 1BENMU partners with experienced architects to handle the drawings, documentation and approvals required for fitness studio and gym renovations and build-outs. Commercial fitness renovations must comply with the Ontario Building Code (OBC), applicable municipal fire and safety requirements, and accessibility requirements.

Architectural and engineering coordination may be required when changing the studio layout, adding change rooms, washrooms and showers, upgrading ventilation for high-occupancy workout areas, upgrading electrical, adding or moving partitions, changing exits or occupant load, or converting a retail or office unit into a fitness space. Our team coordinates the required architectural drawings, professional stamps, and mechanical, electrical, plumbing, fire and life-safety, and accessibility requirements.

As for permits, requirements depend on the scope of the work. A building permit is commonly required when the work involves new or moved partitions, washroom and shower plumbing, electrical changes, or converting a retail or office unit into a fitness space. Repainting or replacing a floor finish on its own typically does not.

1BENMU identifies permit requirements during the design stage and coordinates submissions and required inspections, so the project is properly documented and approved before and during construction.

A dedicated project manager owns your schedule, your questions and your site for the length of the project, supported by project management software and AI-driven project tracking that flags stages before they slip. You know who to call and where the project stands at any point.

Construction on site and millwork fabrication in the shop run in parallel where possible, so cabinetry is not waiting on the last stage of site work. That coordination is tracked the same way from the first site review through the final walkthrough.
