Built for Your Concept

Every coffee shop moves differently, and we design each space around your counter, seating and ordering flow to create a comfortable customer experience that encourages people to return.

In-House Expertise

From concept and shop drawings to fabrication, construction and installation, every stage is coordinated by 1BENMU to ensure control of the finish and a smooth project from planning through completion.

Project Management

Our dedicated project manager owns your schedule, questions and site, supported by advanced management software and AI-driven project tracking, so you know who to call and where the project stands.

Coordinating Every Part of Your Coffee Shop Renovation

Opening delays, site conflicts and last-minute changes become expensive quickly when construction, millwork, equipment and trades are planned separately.

1BENMU approaches the coffee shop as one complete project. Counter, bar and seating requirements are planned around the service flow, while custom millwork is detailed and fabricated to fit the actual space, equipment and site conditions.

Before work begins, equipment, utilities, millwork and site conditions are checked against the drawings to catch conflicts early. In-house fabrication then moves alongside site construction, keeping each stage of the project aligned through installation.

The result is greater control over the schedule, final look, quality and finish, with a café built around how the business actually needs to operate.

Construction Planned Around Your Equipment

Coffee Shop Renovation & Millwork Questions, Answered

1BENMU works with coffee shops on both complete interior renovations and specialized custom millwork projects. A project can involve transforming an entire commercial space, or a focused scope such as service counters, back bars, banquette seating and display shelving and other architectural millwork. This allows us to work across a wide range of coffee shop businesses, including:

  • Independent cafés and espresso bars
  • Coffee chains and franchise locations
  • Bubble tea and specialty drink shops
  • Bakery cafés and dessert cafés
  • Juice and smoothie bars
  • Kiosks, pop-ups and takeaway counters
  • Roasteries with retail counters

Each type of coffee shop changes the room mix and daily workflow, so the scope, layout and millwork are planned around how it runs.

1BENMU works directly with your architect or interior designer, taking their concept and drawings into our own shop drawings and construction planning. Design intent for the counter, back bar, feature wall and seating is coordinated with our in-house drafting so their vision carries through construction and fabrication instead of getting simplified along the way.

If you do not have a designer, our team develops the layout and drawings with you directly, based on your concept and how the space needs to operate. Either way, one set of drawings guides construction, custom millwork and installation, so there is a single point of coordination rather than several parties working from different plans.

Yes. 1BENMU partners with experienced architects to handle the drawings, documentation and approvals required for café and coffee shop renovations and build-outs. Commercial café renovations must comply with the Ontario Building Code (OBC), applicable municipal fire and safety requirements, and local public health requirements for food premises.

Architectural and engineering coordination may be required when changing the floor plan, building a new counter and espresso bar, adding drains and plumbing for sinks and equipment, installing ventilation or exhaust, upgrading electrical for espresso machines and refrigeration, adding or removing walls, changing seating capacity or exits, or converting a retail unit into a café. Our team coordinates the required architectural drawings, professional stamps, and mechanical, electrical, plumbing, fire and life-safety, and accessibility requirements.

As for permits, requirements depend on the scope of the work. A building permit is commonly required when the work involves new or relocated plumbing, changes to electrical or mechanical systems, partitions, or washroom and accessibility work. Repainting or replacing flooring on its own usually does not.

1BENMU identifies permit requirements during the design stage and coordinates submissions and required inspections, so the project is properly documented and approved before and during construction.

A dedicated project manager is assigned to your coffee shop project and stays with it from the first site visit through the final walkthrough. They coordinate trades, fabrication and site work, and are your single point of contact for questions and schedule updates.

Progress, tasks and schedule changes are tracked using project management software with AI-driven tracking, so slips or conflicts are flagged early rather than discovered on site. This keeps construction and millwork fabrication moving on the same timeline and gives you a clear, current view of where your project stands at any point.

1BENMU takes on both complete coffee shop renovations and standalone custom millwork projects. A full renovation covers construction from demolition and framing through finishes, permitting and installation, alongside the counter, back bar and seating. A millwork-only project focuses on fabricating and installing specific pieces, such as a new service counter, back bar or display cabinetry, into a space you are not otherwise renovating.

Tell us the scope on the first call, and the estimate and schedule are built around it. Either way, drawings, fabrication and installation are handled by the same in-house team, from our Scarborough shop.

Coffee shop construction and renovation costs in Toronto range from approximately $75 to $275+ per square foot. A 1,200 sq. ft. coffee shop, for example, could represent an investment of roughly $120,000 to $225,000+, depending on the scope and existing conditions.

Lighter coffee shop renovations and refreshes can fall toward the lower end of that range, while complete build-outs with a grease trap, hood system or expanded food-prep kitchen, and the dedicated plumbing, drainage and ventilation they require tend to fall toward the middle to upper part of the range. High-end cafés with premium finishes and extensive custom millwork sit at the very top.

The cost depends on the size of the space, the espresso and beverage equipment requirements, whether a full food-prep kitchen is included, the existing condition of the property, and how much of the project involves construction versus custom millwork. A counter and seating refresh costs far less than a complete coffee shop build-out with new plumbing, drainage and electrical for the espresso bar and a food-service line. Larger spaces can also have a lower cost per square foot because fixed coffee shop construction costs are spread across more floor area.

1BENMU provides an estimate after the initial site review, with construction and custom millwork broken out separately, so you can see where the project costs are going before committing to the work.

1BENMU regularly builds custom millwork into spaces that are not square, including angled walls, columns, low ceilings and awkward corners left behind by a previous tenant. The counter, back bar or built-in seating is measured and drawn against the actual site conditions, not a standard template, so the finished piece fits the space instead of leaving gaps or wasted corners.

Our team visits and measures the space before drawings are finalized, and shop drawings are adjusted to the real dimensions before fabrication starts at our Scarborough shop. This lets an unusual layout become part of the design, whether that means a custom angled counter run or millwork built around a structural column.

When one team handles both the construction and the custom millwork, the counter, back bar and seating are planned as part of the same drawings as the walls, plumbing and electrical around them, instead of being coordinated between separate contractors. This avoids the gaps and delays that come from a millwork shop waiting on a general contractor’s dimensions, or construction finishing before the counter is ready to install.

It also means one project manager and one schedule cover the whole project, so a change to the layout is reflected in both the construction and the millwork drawings at the same time, rather than needing to be communicated twice.

Based on our completed food-service and related commercial projects, a coffee shop renovation typically takes 4–8 weeks of on-site construction, depending on the size, existing condition and scope of the project.

A smaller renovation focused on finishes, the seating area, service counter or limited millwork may take 2–3 weeks, while a complete coffee shop build-out involving a full coffee bar, a food prep area, new plumbing, electrical, HVAC, washrooms and extensive millwork can take 2–4 months.

For example, an average-sized espresso bar or grab-and-go coffee shop with a coffee bar, limited seating and a washroom may take around 4–6 weeks of construction. A sit-down café, café-bakery or coffee roastery with a food prep kitchen and larger seating area may take around 8–12 weeks when much of the existing infrastructure can be retained. Projects involving major plumbing and drainage, ventilation, electrical or other building-system changes can extend beyond that range.

For projects starting before construction drawings and permits are complete, design development, architectural and engineering drawings, permits and pre-construction typically add 2–4 months before construction begins.

What affects the schedule:

  • Starting condition: Renovating an existing café is different from converting a retail, office or unfinished shell into a coffee shop.
  • Design stage: We can work from completed architectural drawings or coordinate the design, drawings and required documentation with our architectural partners.
  • Permits and approvals: When building permits, public health requirements or other approvals apply, we account for them before establishing the construction start date rather than treating approval time as part of the construction schedule.
  • Project scope: Bar plumbing and drainage, food prep areas, HVAC, electrical, accessibility work and structural changes all affect how much work needs to happen on site.
  • Equipment and materials: Owner-supplied items such as espresso machines, grinders, refrigeration and display cases, along with specialty finishes and other long-lead materials, can affect the schedule depending on availability and installation requirements.
  • Custom millwork: The amount and complexity of custom millwork affect the schedule, but our fully equipped in-house millwork shop, with CNC routers, edge banders, a spray booth and more, gives us the capacity to produce coffee bars, back bars, service counters, banquettes and other millwork efficiently while renovation work progresses on site, instead of waiting for construction to finish.

Yes. 1BENMU prepares shop drawings in-house for every counter, back bar and millwork piece before fabrication begins. These drawings show dimensions, materials, reveals and panel joints, and account for the espresso machine, sinks and other equipment so the counter is built to fit the real space rather than a generic layout.

You review and approve the shop drawings before anything is cut at our Scarborough shop, so changes happen on paper instead of on a finished piece. Because the same team drafts, fabricates and installs the millwork, details drawn into the plan carry through to the finished counter, back bar or display cabinetry.
